The Village Center Group of West Yarmouth (Brian-Braginton-Smith & Erik Rhodin) intend to redevelop Sepnessett Village Motel into a mixed-income housing development for independent active seniors.

The property is located at 77 Route 28 which places the site within the Hotel Motel Overlay District 1 (HMOD1) and this redevelopment will assist the Town of Yarmouth’s goal to increase affordable housing options for their residents.

The conceptual project design will be to demolish the 35-unit Sepnessett Village Motel and develop a new 57-units of community housing units in a mix of 1 and 2 bedroom units within a 3-story building. The property will have below grade parking, on-site residential management office with a dedicated staff unit as well as commercial space with services for the residents and the general public.

The project is expected to be developed under Mass General Law Chapter 40B the Comprehensive Permit Law that requires 25% of total units to be set-aside for those earning 80% or less of the AMI.
